It is in the Bank of America Cooperative short sale program.  That means that the price is pre-approved, and can change, so keep an eye on it. The property was originally listed for $139,900 and is now listed for $118,700.  Some advantages of the Bank of America "Coop" short sale program are a waiver of deficiency for the borrower, a possible cash incentive at closing, and a pre-approved list price. Pricing is not always an advantage, though. Sometimes Bank of America's price is not in line with the market.
If you have a Bank of America mortgage and need to short sale, you should explore your qualifications for a Coop short sale. If you have a VA loan, however, you'll have to do a VA Compromise Sale. If you have an FHA loan, you will need to do an FHA Pre foreclosure sale.  Other loans may qualify for the HAFA program or just be a traditional short sale.
