Fort Walton Beach Citi Bank VA Compromise Sale - On Way to Sold


This Citi Bank VA Compromise Sale in the Kenwood area of Fort Walton Beach Florida is now under contract.  641 Country Club should be sold and closed in about four months.  VA Compromise Sales with Citi Bank are processed like all other lenders. Citi Bank is the servicer of the Veterans Administration mortgage, so abides by VA Compromise Sale guidelines.
Here are guidelines for a VA Compromise Sale:
1. You may only sell the home for fair market value.
2. The closing costs must be "reasonable and customary".
3. You must have a valid financial hardship such as loss of income, relocation, death of breadwinner, PCS etc.
4. There should not be a second mortgage on your property, unless it is "insignificant". If so, you might ask the junior lienholder to release the lien and convert it to a personal note.
5. You should ensure your sales contract is "contingent and/or subject to the approval of a VA compromise sale."
Important Points:
1. Your lender does not have to agree to a Compromise Sale.
2. For VA loans originated on or before December 31, 1989, you might have to sign a promissory note at closing agreeing to repay VA for the deficiency remaining after the property is sold.

Fort Walton Beach Bank of America VA Compromise Sale – About Sold



This home at 2718 Willow Grove, in the Willow Bend area of Fort Walton Beach Florida is a Bank of America VA Compromise short sale On its way to sold, the home is now under contract.  VA Compromise Sales don’t get processed throughEquator , which is Bank of America’s online short sale platform. Regatta Bay, Destin Florida Homes Listed - Sold - November 2012

Regatta Bay, Destin Florida home sales and inventory has remained fairly stable so far in 2012. In November, two homes sold in Regatta Bay, and there are 18 homes for sale. The months with the highest number of sales were June and September, where four homes sold each period. 
Regatta Bay Destin houses that sold in November closed at an average of 93% of list price. Neither of the properties that sold were a short sales or foreclosure.   Of the 18 Regatta Bay homes listed for sale, only one is a short sale, none are foreclosures. Two houses are under contract.  The average "months" inventory, or projected time it would take for all the Regatta Bay subdivision's homes to sell, based on this year's market, would be 22 months. 
 
Compared to 2011, year-to-date Regatta Bay inventory is down by over 30%, and the number of Regatta Bay sales have increased by about 20%.  Look at the statistical graphs from the Emerald Coast Association of Realtors below.  Note the modest drop in inventory, and the sales units per month.
